The property appraisal

The first stage towards putting your property up for let is to meet with a Gibbs Lettings Agent at the property for a valuation appointment. At this appointment we will discuss with you the Gibbs Service Level you wish to use.

Maximising rental income

Properties vary, as do the requirements of each landlord, so before the valuation appointment we will be doing our homework, compiling comparable rental details, a market overview, and current pricing trends for your consideration. During the valuation appointment you will be advised about any items or issues that may affect the rental yield you are likely to achieve. We will also advise you about any action you can take to maximise the rental and minimise the time taken to achieve it.

Presentation

First impressions count! Experience tells us that the presentation of your property will increase the marketability and the level of rental income that we achieve on your behalf.

It therefore follows that your property should be presented to the highest standard possible to secure an early tenancy. Put yourself in the shoes of a prospective tenant and present your property as appealing and uncluttered as the home you would wish for yourself. Gibbs' very experienced team can advise you on all aspects of furnishings, fittings and decorations and if required recommend contractors to help you should you need it. We would also suggest that prior to letting you have the property and carpets professionally cleaned. The garden should also be made to look well tended.

Service Option Levels - You Decide

Introductory Service

Included in the Introductory Service Gibbs will undertake to-

  • Advertise and promote the property until a suitable tenant is found
  • Accompany prospective tenants on viewings if required
  • Carry out a full credit search on any prospective tenant via an independent credit referencing company
  • Obtain references from employers, previous landlords and bank where appropriate, via an independent company
  • Prepare the tenancy agreement
  • Collect one month's rental in advance together with a security deposit equal to six weeks rent

Gibbs charges 7%

Managed Service

The managed service adds the following to the Introductory service, Gibbs find that this option is preferred by 75% of landlords.

In addition, as outlined in the Introductory Service the Management Service also includes:

  • Collecting the monthly rental and paying it into the designated account by BACS
  • Submitting accounts to your accountant if requested
  • Monthly statements
  • We will arrange for an independent Inventory Clerk to prepare a fully itemised inventory of contents and a report as to the condition of the property, in addition they will check the tenant in and out of the property at the termination of the tenancy
  • We will arrange for the utilities to be registered in the tenant's name for the duration of the agreement together with taking meter readings
  • We will visit the property three times annually to check on the general condition of the property and send a report to you regarding the same
  • We will arrange maintenance and repairs as necessary including obtaining estimates where appropriate and liaising with both contractors and the tenant on all matters
  • We will process the return of the tenant's deposit, less any charges for cleaning, replacement of items and outstanding rent.

  • As stakeholders Gibbs hold the tenant's deposit in an approved scheme

Premier Management Service

To complement our Managed service Gibbs are able to offer an upgraded service known as Premier Management Service. Within this service Gibbs will arrange on your behalf rent protection which will guarantee the rent for the term of tenancy in addition to offering legal protection. Conditions do apply and you are advised to speak with your Gibbs representative.
