Register - Our fully trained negotiators need as much information from you as possible about your exact property requirements. This will ensure that we source your ideal home. Please contact us by phone, e-mail or register online.
The Search - Once we have all your requirements we will compile a list of properties for you to view. You can preview photos of each flat and viewings can be arranged immediately or at a time and date suitable for you. Our negotiators will call you as soon as new property fitting your requirements comes onto the market.
Choosing a property - Once you have decided on a property our fully trained staff will negotiate between you and the Landlord to agree an acceptable rental figure. As soon as this has been agreed you must provide us with your referee details in order for us to obtain references, which have to be approved by the Landlord .
Administration - Once all terms are agreed we will draw up all necessary paperwork and the Tenancy Agreements for the Landlords' and the Tenants' signatures in order to form a legally binding contract.
Inventory - A schedule of the Contents & Condition of the property is normally produced prior to the commencement date of the tenancy. This will form the basis of the inventory check-in. A copy will be provided to the Tenant and the Landlord.
Reference required
You will need the following reference details for renting:
- Proof of address: utility bill, credit card or mobile phone statement
- Income/occupation: employers reference
- Bank account : last 3 months statements
- Landlord reference if renting
- Credit check-check for CCJ and bankruptcy
Deposits, fees and rental payments
Deposit with the first rental payment
We take 6 week's worth of rent as deposit along with your first month's rental payment. As complies with the law, your deposit is safeguarded by an independent rental deposit scheme called Tenancy Deposit Solutions
Deposit - The full deposit required is usually equivalent to 6 weeks rent. You will be asked to pay an administration deposit as soon as your offer has been accepted, in order to secure the property for you. This administration deposit is £500 and will form part of the 6 weeks deposit.
Rent - Usually rental figures are provided on a weekly basis. Ensure you calculate the correct monthly figure by multiplying the weekly rent by 52 weeks in a year and divide this annual figure by 12.
Additional Charges - You will be charged an administration fee for drawing up the Tenancy Agreement and a Reference Fee. You will also be responsible for the check out fee.
Utilities -You will be responsible for the payment of gas, electricity, water, council tax, television licence and telephone charges. Some services may be included in the rent for short term tenancies.
